Asset Management
We use our local market, lender, buyer and tenant knowledge to develop realistic asset strategies. By thinking creatively and intelligently about the options, NAI helps its clients by identifying solutions that will enhance value – sometimes by simply reviewing leasing strategies or a more comprehensive repositioning of the property itself. Occasionally, these solutions need to be delivered in the context of ‘stressed’ financial positions and clients benefit from the capital markets knowledge that we can apply in these situations.
Accounting Services
Our reporting is straightforward and easy to understand, providing all the necessary information needed to review performance of the property. The mainstay of our process is flexibility and the desire to give our clients the highest quality products.
From balance sheets, income and expense summaries, budget variances, and rent rolls, we make sure our accounting procedures are clearly outlined, provide details regarding tenant bill-backs, coding and approval of invoices, and ensure we are covering your CAM/tax insurance issues.
Project Coordination
We provide extensive project coordination services from construction and development to tenant improvements for office, industrial, flex, retail and mixed use assets. Our many services include project negotiation, scope definition, design schedules, architect engineer and contractor selection, bidding, budgets and pricing, field inspections, relocations, furniture and TI coordination and vendor payments.
Risk Management
NAI managers are trained in management policies and procedures regarding the implementations of risk management policies, emergency services, property appearance, maintenance and safety. Our local office maintains relationships with legal counsel for the review of insurance requirements related to management contracts and tenant policies.
We also engage in environmental risk management, maintaining the environmental condition of a property, the tenants’ use of the premises, and the products tenants use onsite. From safety, legal compliance, and financial standpoints, our practices minimize risk to owners, on-site employees, and to NAI.
